What's Included in an Electrical Inspection
A comprehensive electrical inspection by Souffront Engineering covers every major system component. Our licensed inspectors evaluate the following:
- Main electrical panel and subpanels
- Circuit breaker and fuse box functionality
- Smoke and carbon monoxide detectors
- Outdoor wiring, weatherproofing, and conduit
- Emergency systems and exit lighting
- Wiring condition and proper grounding
- GFCI and AFCI outlets in required areas
- Visible junction boxes and connections
- Load capacity and overcurrent protection
- Code compliance per Florida Building Code
All findings are compiled into a detailed written report suitable for permit applications, real estate transactions, or recertification submissions.
The 4 Types of Electrical Inspections
Not all electrical inspections serve the same purpose. Understanding which type you need helps ensure you’re meeting the right legal and safety requirements.
Safety Inspection
Evaluates general electrical safety for homes and businesses. Recommended every 3–5 years or after major renovations.
New Construction
Required before a certificate of occupancy is issued. Verifies all work meets Florida Building Code from the ground up.
Milestone / Recertification
Mandated by Florida Statute §553.791 for buildings 30+ years old (25 years if within 3 miles of the coast).
Pre-Purchase / Real Estate
Protects buyers by identifying existing deficiencies before closing. Often required by lenders and insurers.
What Will Fail a Florida Electrical Inspection — and Common Issues Found
Florida inspectors follow the National Electrical Code (NEC) as adopted by the Florida Building Code. The following deficiencies are among the most common reasons properties fail inspection or require immediate remediation:
- Two wires connected to a single breaker terminal — a fire hazard and code violation.
- Required in kitchens, bathrooms, garages, and outdoor areas per current code.
- Common in homes built in the 1960s–70s, prone to loose connections and overheating.
If any of these issues are identified during your inspection, Souffront’s team can connect you with licensed electrical contractors and help you navigate the remediation and re-inspection process. See our full list of common Florida code violations.
Florida Building Code & Milestone Inspection Requirements
The local enforcement agency (LEA) — typically the city or county building department — notifies the condominium or cooperative association by certified mail, in accordance with Section 1803 of the Florida Building Code. Any non-association owners of a portion of the building are also notified.
- Florida Statute §553.791
Why Electrical Inspections Are Critical for Building Recertification
Following the 2021 Surfside condominium collapse, Florida enacted significant building safety reforms. Under the current law, buildings three stories or taller must undergo a milestone structural and electrical inspection at 30 years of age — or 25 years if located within three miles of the coastline — and every 10 years thereafter. Failure to complete a certified inspection on time can result in the local jurisdiction ordering the building vacated.
The electrical component of the milestone inspection reviews the integrity of the building’s electrical infrastructure, including service entry, distribution panels, wiring systems, grounding, and life-safety systems such as fire alarm and emergency lighting. A licensed engineer or architect must certify the report.
How to Prepare Your Building for an Electrical Inspection
Taking these steps before our inspectors arrive will help the process go smoothly and reduce the likelihood of a follow-up visit:
- Clear access to all electrical panels and subpanels
- Ensure all rooms and utility areas are accessible
- Replace any known burned-out outlets or breakers beforehand
- Gather prior inspection reports and permits
- Document any recent electrical work performed
- Have your property records and year-built documentation on hand
How Often Should You Have an Electrical Inspection?
The right frequency depends on the property type, age, and use. Use this guide as a baseline — your specific situation may require more frequent evaluations:
- Residential home (general safety)
- Home older than 40 years
- Pre-purchase home inspection
- Commercial building (standard)
- Florida milestone (30-year rule)
- Coastal building (within 3 miles)
- After major renovation or storm event
- Every 3–5 years
- Every 3 years minimum
- Before closing
- Every 3–5 years
- At 30 years, then every 10 years
- At 25 years, then every 10 years
- Immediately following

Electrical Inspection FAQs
Who is required to get a milestone electrical inspection in Florida?
Under Florida Statute §553.791, any building three stories or taller is required to complete a milestone inspection at 30 years of age (25 years if within three miles of the coast), and every 10 years thereafter. Condominium and cooperative associations must also submit results to the county building official. Single-family homes are exempt from the milestone requirement, though routine safety inspections are still strongly recommended.
What happens if my building fails the electrical inspection?
A failed inspection triggers a remediation process. The building owner receives a written report detailing deficiencies and a required timeline for correction. If repairs are not completed within the mandated timeframe, the local building official can post the building as unsafe for occupancy. Souffront Engineering works with building owners to prioritize repairs and manage re-inspection efficiently. Review our remediation support services for details.
How long does a commercial electrical inspection take?
The on-site inspection for a mid-size commercial building typically takes between 3 and 6 hours, depending on the building’s size, age, and complexity. Report preparation generally takes 2–5 business days. Larger multi-family or mixed-use properties may require a phased inspection schedule. Contact our office and we’ll provide a project-specific timeline.
Is a home inspection the same as an electrical inspection?
No. A general home inspection includes a visual survey of electrical systems, but it is not a substitute for a dedicated electrical inspection. A licensed electrical inspector or engineer uses specialized diagnostic tools, checks every panel and circuit, and evaluates code compliance in detail — going far beyond what a general home inspector documents. For real estate transactions involving older Florida homes, both inspections are advisable.
